I am a customer-oriented mortgage professional with over 20 years of experience and expertise in residential mortgage lending helping homeowners, buyers, and real estate agents obtain low-cost financing and close their transactions on time by dedicating my efforts to make sure the loan was ready to fund without delay.
You can be assured that you will always get a straight and honest answer from me, instead of “bait and switch” tactics used by so many in the lending industry. I built my reputation one transaction at a time. I pride myself on thinking outside of the box and finding a solution that works for home buyers.  I personally oversee the entire loan process from application to funding.
As a Senior Mortgage Loan Officer for Providential Bancorp, I specialize in providing mortgage solutions to home buyers and homeowners throughout California.  Providential Bancorp is a bank/broker offering a broad range of residential mortgage products for homebuyers and homeowners. We are one of the preferred lenders with Lending Tree.
The rates we offer to borrowers are a function of the rates offered to us by our network of wholesale lenders, and are influenced mainly by prevailing mortgage market conditions. Since we are approved with a large numbers of lenders we are able to compare pricing among them. Our ability to “shop” pricing among lenders enable us to compete successfully against retail lenders.
We obtain rates at wholesale based on a pre-determined compensation paid by our lenders directly to us. The fact that we are not the direct lender does not mean that the borrower is paying a higher rate or more points.  In fact, in most instances, we can save the borrower money by selecting the most beneficial loan programs with the most competitive pricing at the time from the lender offering the most underwriting flexibility, and fast service.

You could say that Josh Barré was born into the Westside real estate business. Before he could walk, he was “sitting” on open houses with his grandmother, Betty Lessing, who beloved by her clients, continued to work until she passed away in 2005. Her reputation for integrity and professionalism, enhanced by her warmth and caring, lives on in her grandson.

In the early 80’s, Josh’s mother, Laurie, entered the business, and worked with her mother helping buyers and sellers on the Westside. At the age of 19, Josh- representing the third generation, obtained his real estate license, and joined his parents in the family business helping buyers and sellers achieve their dreams and goals.
